 The original Rectory was constructed circa 1825 within and around other older structures, forming the Rectory. Converted to a private house in 1870, and then converted to a school in 1984 when alterations and additions were made.

  
CONDITION:
 The buildings are constructed primarily of stone with inset wooden windows and doors set under mainly Welsh slate roofs. Classrooms, dining and kitchen facilities, as well as toilet blocks were all designed, installed and finished to a high standard. Electrical and heating services were also designed undertaken to a high standard and have been regularly up-dated. The building has been maintained continually since it was converted.

  
THE GROUNDS:
 Totalling approximately three acres consisting mainly of grassed parkland that runs down to the river with interspaced mature trees and shrubs and there is a hardcourt area. On the approach are two tarmacked car park enclosures and beyond the gated entrance is a pair of low flood gates set in the bund leading on to an extensive tarmacked driveway along the full length of the buildings and around to a storage building.

  
FLOODING:
 The position of the building is within a flood plain. When it became a school the risk of flooding was significantly reduced by the construction of a high earth bund around the perimeter with integral flood gates for vehicle access.

  
HISTORY:
 Probably sub-medieval in fabric judging by the low and thick rubble walling. Rebuilt in c1825-30 as the Rectory for the adjacent Church of St. Peter (qv); this is contemporary with the restoration of the church in 1824. Replaced as rectory in c1870 by Dixton Lodge, Hadnock Lane (qv), probably because the previous Rector had built it with his own money. 'The house close adjoining to the churchyard was the rectory until the new one was built about the year 1870 on the other side of the river.' (Bradney) It remained a private house until 1984 when it was converted (1984-6 by Graham Frecknall) to become the pre-prep school for Monmouth School.

  
THE GRADE II LISTING:
 This is because of its special interest as an early C19 rectory adjacent to an important medieval church. It was formerly listed as Old Dixton Cottage, Dixon Lane.

 The Pre-Prep and Nursery has recently relocated and the Dixton Lane campus has been decommissioned.
